Project Overview
Harris Group was engaged to design the new Rental Car Facility (RCF) at Seattle’s SeaTac Airport, aiming to meet current and future rental car demands with a focus on sustainability. The project was dedicated to achieving LEED certification, marking a significant milestone as the Port of Seattle’s first LEED-certified building of its kind. The design balanced maximizing leasable space, high energy efficiency, and flexibility for future expansion while supporting all airport rental car operations in a central, accessible location.

Highlights
This innovative project involved complex coordination with over 10 rental car agencies and integrated systems within a large, five-story, 2.1-million-square-foot structure. Harris Group developed comprehensive MEP and communications designs—including power distribution, lighting, HVAC, fire protection, and IT systems—optimized to minimize utility losses and maximize leasable space. Creative solutions addressed system sizing, equipment placement, and utility routing, while supporting extensive stakeholder collaboration and early participation in LEED credit achievement.

Outcomes
The facility achieved LEED Silver certification, supported by Harris Group’s efforts in integrating sustainable design practices, maximizing tenant space, and reducing utility costs. The design enables future growth, provides a highly efficient operational infrastructure, and qualifies for substantial rebates from Seattle City Light. This project set a new standard for innovative, sustainable airport infrastructure, delivering a centralized, flexible rental car facility that meets the city’s environmental and operational goals.
