Warehouse and Logistics Expansion

Project Overview

Mankiewicz produces high-performance industrial coatings for a wide range of industrial applications including aviation, automotive, rail, wind turbines, industrial machinery, medical equipment and maritime applications.  At the Charleston site, Harris Group was asked to create a site master plan consisting of two buildings. 

The Warehouse building is approximately 51,500 sf and includes rack storage for flammable and combustible liquids. The Logistics building is an approximately 56,500 square foot, two-story building. The first floor includes truck docks, shipping and receiving offices and material kitting and staging. The second floor is for future offices and will be left as “shell space”.

Highlights

Site development for the expansion consists of approximately six (6) acres and includes roads, parking, utilities, and storm drainage. A stormwater master plan was developed for the future site buildout and some portions of the stormwater master plan were incorporated into the project.

The tilt-wall, structural steel buildings include special design features including:

  • HVAC to support the hazard occupancy (H-3) of the buildings

  • Smoke removal fans in the Warehouse

  • Wet pipe fire protection system with water and foam-water systems suitable for flammable and combustible liquids.

Outcomes

Harris Group provided multi-disciplinary design including structural, mechanical, piping, and electrical engineering and architecture and construction administration. Harris Group partnered with subconsultants including one for architectural detailed design (SGA|NW) and one for civil/site (Reveer Group).

In addition to the Warehouse & Logistics Expansion, Harris Group delivered design services for two additional projects at the Charleston campus, a technology center and a bulk fluids systems addition.
