SystImmune Canyon Pointe Tenant Improvement

McKinstry | Bothell, WA

Project Scope

SystImmune’s Canyon Pointe Tenant Improvement project will transform a former office building into a new headquarters, combining office environments with specialized BSL-2 laboratory space. Harris Group supported McKinstry with HVAC and laboratory plumbing design, including compressed air, vacuum, CO₂, N₂, and LN₂ systems. Harris Group’s scope addressed the distinct mechanical requirements of both office and laboratory environments while integrating with the
building’s shell-and-core design.

The Challenge

The laboratory environments required complex airflow, airchange, pressurization, and clean-space criteria, all within an existing building where available space created additional constraints. Harris Group also needed to coordinate its design with the separate shell-and-core systems to create an integrated solution capable of meeting SystImmune’s specialized laboratory requirements.

The Solution

Harris Group brought previous laboratory design experience to the project, applying that knowledge to develop HVAC systems around the laboratory’s demanding airflow and pressurization criteria. Close coordination with McKinstry helped the team understand and connect with the shell-and-core design, while a responsive approach allowed Harris Group to stay ahead of evolving layouts and design challenges throughout the project.

The Results

Harris Group delivered a coordinated HVAC and plumbing design package that gave McKinstry’s construction team a strong foundation for execution. By prioritizing efficient system design, specialized laboratory requirements, and responsiveness as the building evolved, the team helped translate a former office environment into a purpose-built headquarters supporting SystImmune’s laboratory operations.
